A total of 64 off-street parking spaces would be maintained on the two parcels <br />without any physical changes or reduction in parking spaces. <br /> <br />The proposed parcel map adequately defines the property line boundaries. The map conforms to the <br />IG District requirements to subdivide the subject property into three parcels, as previously <br />described. The map defines the easements for vehicle access and off-street parking to serve the two <br />parcels (parcels 2 and 3). <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />The approved OPA for 1155 and 1159 Beecher Street intended the parking spaces to be used by <br />persons from both buildings. Thus, the property may be divided however the parking and access <br />shall remain available for use by both parcels with the use of reciprocal access and parking <br />easements. The proposed parcel for 1177 Beecher Street has adequate parking to stand alone by <br />itself for a storage warehouse and distribution business. <br /> <br />1. Parcel Map 9175 is in conformance with the Zoning Code to divide the subject <br />property into three parcels. <br /> <br />2. Parcel Map 9175 is in compliance with Title VIT, Chapter 1 of the San Leandro <br />Municipal Code (Subdivision Ordinance). <br /> <br />3. Parcel Map 9175 is in compliance with the Subdivision Map Act (California <br />Government Code). <br /> <br />4.
