NVH intends to sell off Parcel 1 to a warehousing <br />and/or wholesale distribution business. <br /> <br />STAFF ANALYSIS <br /> <br />Parcel 1 <br /> <br />The proposed parcel for 1177 Beecher conforms to the IG Industrial General District requirements <br />(Zoning Code Sections 2-730, 2-732, 2-734, 2-736, 2-738, and 4-1704). The 22,934 square feet lot <br />area exceeds the minimum lot size requirement of 5,000 square feet. The width of the lot at 54 <br />lineal feet at its narrowest portion exceeds the 50 feet minimum lot width requirement. The 26 foot <br />front setback of the building exceeds the minimum requirement of 10 feet. The side and rear yard <br />setbacks are permitted to be zero feet. The building coverage of the lot is 49 percent and is less than <br />the maximum allowable lot coverage of 75 percent. The landscaped setback along the frontage <br />comprising approximately 1,580 square feet (seven percent of the lot area) exceeds the minimum <br />requirement of five percent. The eight off-street parking spaces would conform to the proposed <br />storage warehouse and distribution use of the property (one space per 1,500 square feet of the 9,128 <br />cumulative building areas). <br /> <br />Parcel 2 <br /> <br />The proposed parcel for 1159 Beecher conforms to the IG Industrial General District requirements. <br />The 54, 520 square feet (1.25 acres) lot area exceeds the minimum lot size requirement of 5,000 <br />square feet. The minimum width of the lot is 198 lineal feet, exceeding the 50 feet minimum lot <br />width requirement. The 27 foot front setback of the building exceeds the minimum requirement of <br />10 feet. The side and rear yard setbacks are permitted to be zero feet. The building coverage of the <br />lot is 39 percent and is less than the maximum allowable lot coverage of 75 percent. The <br />landscaped setback along the frontage comprising approximately 3,000 square feet (5.5 percent of <br />the lot area) exceeds the minimum requirement of five percent. <br /> <br />Parcel 3 <br /> <br />The proposed parcel for 1155 Beecher conforms to the IG Industrial General District requirements. <br />The 22,320 square feet lot area exceeds the minimum lot size requirement of 5,000 square feet. The <br />minimum width of the lot is 112.6 lineal feet, exceeding the 50 feet minimum lot width <br />requirement. The 20-27 foot front setback of the building exceeds the minimum requirement of 10 <br />feet. The office building's coverage of the lot is 26 percent and is less than the maximum allowable <br />lot coverage of 75 percent. The landscaped setback along the frontage comprising approximately <br />1,300 square feet (5.8 percent of the lot area) exceeds the minimum requirement of five percent. <br /> <br />Parcel 2 and 3 Access and Off-Street Parking <br /> <br />The Zoning Code requires one space per 300 square feet for a non-medical, non-dental office <br />building. The 11,243 square foot office building on Parcel 3 (1155 Beecher Street) would require <br />38 parking spaces. The proposed lot shows only 29 spaces. With the parking shortfall for Parcel <br />3, staff recommended that the current access and parking be maintained for Parcels 2 and 3 to <br />share.
