<br />Code and Master Fee Schedule ($ 11,383/unit). Applicant shall pay Development <br />Fee for Street Improvement (DFSI) ($998/unit), Utility Underground Conversion <br />Fee ($575/unit), Sewer Connection fee and other fees as required by City <br />Ordinances and regulations. The exact fee will be determined at the time of <br />Building Permit Issuance and may be adjusted to reflect any change in the ENR <br />Construction Cost Index. <br /> <br />H. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />an Encroachment Permit from the Engineering and Transportation Department for <br />any work within the public right-of-way. <br /> <br />1. Applicant shall remove the existing driveway, any broken sidewalk, curb and gutter <br />along the full project frontage of Williams Street, and shall construct new City <br />standard driveway, sidewalk, curb and gutter in the same location and alignment as <br />the existing curb and gutter. <br /> <br />1. All utilities and services to the new and existing buildings shall be placed <br />underground. <br /> <br />K. Sewer cleanouts should be provided at the property line. <br /> <br />L. To control storm water pollution, the Developer shall comply with the regulations <br />and provisions contained in the City's Grading Ordinance, the City's Storm Water <br />Pollution Prevention Permit, and the National Pollutant Discharge Elimination <br />System (NPDES), to the satisfaction of the City Engineer. <br /> <br />M. The applicant shall complete the Impervious Surface Form prior to PD approval and <br />again prior to building permit approval to meet the requirements of the City's <br />NPDES permit. <br /> <br />N. The Urban Runoff Clean Water Program requires that all runoff be treated to <br />remove sediment and water borne pollutants prior to discharge into a public <br />facility. On projects of this type, this can typically be handled by directing runoff <br />through landscaped areas or grassy swales. Also, all the downspouts shall filter <br />through landscape areas prior to entering the storm water system. <br /> <br />O. If the design of any site improvement requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer, for review and approval, prior to approval building <br />permits. <br /> <br />P. Public Utility Easements shall be provided over the private driveway to serve the <br />site. <br /> <br />Q. Prior to any grading operations, Developer shall submit all information including <br />a Grading Plan accompanied by Soils Engineering and Engineering Geology <br /> <br />Agreement to Conditions <br />PLN2005-00021 <br /> <br />September 7, 2006 <br />Page 6 of9 <br />
