COMPLIANCE WITH APPROVED PLANS <br /> <br />A. The applicant/property owner shall comply with Exhibits A through C, attached to <br />the staff report dated June 5, 2007 except as hereinafter modified. (Exhibits are on <br />file in the City of San Leandro Community Development Department, 835 East 14th <br />Street, San Leandro, California, 94577). <br /> <br />Exhibit A - Site Plan, Existing Floor Plans <br />Exhibit B - Proposed Floor Plans, North Elevation, Cross Section <br />Exhibit C - Front, Rear and South Elevations, Streetscape <br /> <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br /> <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and shall be substantially <br />completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined <br />as the construction of a substantial portion of the building foundation structures. <br /> <br />D. This Major Site Plan Review approval permits the construction of a first and <br />second-story addition comprising of 890 square feet in area at the rear of the <br />existing two-story home, and to legally convert 482 square feet of livable space <br />within the existing first floor, resulting in 1,372 square feet of new livable space <br />to the existing 482 square-foot of habitable residence, at 1321 l45h Avenue, <br />Alameda County Assessor's Parcel Number 77D-1456-8-1. <br /> <br />E. The subject residence shall be limited to single-family occupancy, only, unless the <br />City grants approval of a permit for any other unit. For the purposes of this <br />condition, installation of any appliances for cooking, including, but not limited to <br />a stove, hot plate or microwave oven, in any room other than the individual <br />kitchen in the existing dwelling unit within the single-family home, shall be <br />deemed the creation of an additional kitchen and therefore creation of an <br />additional dwelling unit. Specifically, bedrooms or any room other than the <br />designated kitchen in the home on the property shall not have any other kitchen <br />and shall not be acknowledged as a separate dwelling unit at the subject property. <br /> <br />Agreement to Conditions <br />PLN2007 -00006 <br /> <br />June 5, 2007 <br />Page 3 of5 <br />
