<br />EXHIBIT "A" <br /> <br />CITY ENGINEER'S REPORT & CONDITIONS OF APPROVAL FOR <br />PARCEL MAP 9175 <br /> <br />1155,1159,1177 BEECHER STREET <br />SAN LEANDRO, CA <br /> <br />FINDINGS <br /> <br />Pursuant to the provisions of Section 7-1-520 of the San Leandro Municipal Code, I have <br />examined Parcel Map 9175 and find that it will be in compliance with Title VII, Chapter 1 of the <br />San Leandro Municipal Code and the State Subdivision Map Act upon completion of the <br />conditions of approval listed below. <br /> <br />1. 1177 Beecher Annex Building: Fill 4 duct openings in the common CMU block wall <br />on the new property line and extend the CMU wall up through the roof to provide a <br />parapet. Also, include a common wall maintenance agreement. <br /> <br />2. 1159 Beecher south wall, fill in the existing roll up door opening with CMU to match <br />the existing wall. <br /> <br />3. Remove 10 feet of covered parking roof structure to provide a separation from the <br />1177 building east wall. <br /> <br />4. 1177 Beecher: Reconnect the sewer line to the Beecher Street sewer main line. <br /> <br />5. Each parcel shall have a separate water and sewer connections. All connections shall <br />be made to sewer and water main in Beecher Street. <br /> <br />6. A new electric sub meter shall be provided for Building 1155. <br /> <br />7. Each parcel shall have it own operational gas meter. <br /> <br />8. Prior to the release of the Parcel Map for signatures the City will require an annotated <br />copy of the Conditions of Approval, along with associated final building permits <br />explaining how each condition has been satisfied. A copy of this document shall be <br />submitted to Public Works and the Community Development Department for review <br />and Final approval. <br /> <br />9. Construct all public and pedestrian facilities in accordance with current American <br />with Disabilities (ADA) requirements. Replace and/or replace any deficient <br />
