<br />improvements such as raised sidewalks, damaged curb and gutter to comply with <br />current ADA requirements or as Directed by the City Engineer prior the release of the <br />Parcel Map for recordation. <br /> <br />10. The applicant shall provide a specialized blanket easement on the Parcel Map that will <br />allow reciprocal parking and the use and maintenance of existing on site underground <br />infrastructure among the property owners. <br /> <br />11. The applicant shall also provide a Maintenance Agreement in order for the property to <br />function as a coordinated facility. <br /> <br />12. The applicant shall dedicate to the City an easement to access the property for <br />emergency purposes. This easement shall be shown on the Final Map. <br /> <br />13. Any future owner of any portion of the property divided in Parcel Map 9175 (1177 <br />Beecher Street shall be required to sign the attached Assignment Agreement (Exhibit <br />B) and assume all of the duties, obligations and covenants under the Owner <br />Participation Agreement dated August 3, 1998 and requirements of the <br />Redevelopment Plan for the Plaza Redevelopment Project Area, by means of a Deed <br />Restriction. <br /> <br />14. A Restricted Deed shall be created and recorded that will enable the proposed <br />property owners to sign the attached Assignment Agreement before ownership is <br />granted to the proposed buyers. A recorded copy must be submitted to the City <br />Engineer before the map will be released for recordation. <br /> <br />15. The applicant shall obtain an encroachment permit for any work performed in the <br />Public Right of Way and pay any and all fees associate with the permit. <br /> <br />Date: <br /> <br />S?
