<br />EXHIBIT A <br /> <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL MAP OF TRACT 7810 <br /> <br />FINDINGS <br /> <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7810 and find that it is in substantial conformance with the <br />approved Vesting Tentative Map, and that the subdivider has either satisfied or provided security <br />for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br />Code and the State Subdivision Map Act and requirements of the Conditions of Approval, which <br />are described below, for Vesting Tentative Map Tract 7810. <br /> <br />CONDITIONS OF APPROVAL <br /> <br />VESTING TENTATIVE MAP CONDITIONS (ENGINEERING DEPARTMENT) <br /> <br />1. The proposed development shall comply with City ordinances, policies and regulations. <br />All improvements shall be in accordance with the City's Design Standards, Specifications <br />and Standard Plans unless otherwise specifically approved by the City Engineer. <br /> <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on the <br />date of the conditional approval of this Project. If you fail to file a protest within this 90- <br />day period, complying with all of the requirements of Government Code Section 66020, <br />you will be legally barred from later challenging any such fees, dedications, reservations or <br />other exactions. <br /> <br />3. Design review fees, development impact fees, permit fees, inspection fees, and any other <br />fees charged by the City or other reviewing agencies for the review, approval, permitting <br />and inspection of the above listed public improvements shall be paid by the Developer. <br /> <br />4. Prior to the issuance of building permits, the Developer shall obtain City Council approval <br />of the Final Map and enter into a Subdivision and Public Improvement Agreements and <br />other agreements required by the City Engineer for the project. The Final Map shall show <br />all of the utilities such as sewer, water, gas, electric, storm, etc. <br /> <br />5. Site Improvement Plans for all on-site and off-site improvements shall be approved by the <br />City Engineer prior to the issuance of Building Permits for the project. All improvements <br />shall be designed and constructed in accordance with the City's Design Standards, <br />Specifications and Standard Plans, unless otherwise specifically approved by the City <br />Engineer. <br /> <br />Page 1 of 4 <br />
