The Fire Department shall approve in writing the parking plan and plan for marking red <br />curbs establishing no parking area(s) as appropriate for the development. <br /> <br />18. During construction, access to the project site and open space for possible response to fire <br />and medical emergencies shall be provided to the satisfaction of the Alameda County <br />Fire Department. Prior to grading permit approval, a plan for emergency access shall be <br />submitted to the Fire Department for review and approval. <br /> <br />19. If the design of any site improvement requires encroachments onto neighboring properties <br />during construction, written agreements with that property owner shall be submitted to the <br />City Engineer, for review and approval, prior to approval of the Final Map. <br /> <br />20. All T.V. cable facilities shall be located and installed in accordance with the City's <br />"Design and Construction Standards for Ground-Mounted T.V. Cable Facilities." <br /> <br />21. Prior to approval of the Final Map, the Subdivider shall submit for approval by the City <br />Engineer, an estimate of the cost of all work and improvements to be performed, both <br />within the public rights-of-way and the project boundaries. <br /> <br />22. Prior to the approval of the Final Map, the Subdivider shall provide the City Engineer with <br />an updated Preliminary Title Report, prepared within three months prior to the submittal of <br />the Final Map to the City Engineer for review, for all lands contained within the boundary <br />of the Final Map. <br /> <br />23. All certifications and approvals as required by the Floodplain Administrator in <br />accordance with Ordinance No. 99-07 and state and federal regulations shall be in place <br />prior to the approval of Building Permits for the development. <br /> <br />24. All "found monuments" shall be tied by survey and described with tag numbers and <br />recorded references. Two found monuments of Record (approved by Engineering and <br />Transportation Department) must appear in a statement and be labeled in each sheet of the <br />map. A monument line shall be shown in all sub-division streets with monument set in <br />right-of-way. Elevation shall be shown on at least one monument disk or Permanent <br />Comer set to Datum City of San Leandro with X, Y, Z, NA VD88. <br /> <br />25. Public Utility Easements shall be provided over the private driveway to serve the project. <br />In addition, all lots extending to the center of the driveway shall require an access and <br />utility easement over the entire area of the driveway. <br /> <br />26. All typical street fixtures, including but not limited to fire hydrants, electroliers, signs, and <br />utility boxes, shall be located within the P.UE. Where it is not feasible due to the water <br />table or other reasons, appurtenant equipment for underground utilities shall be placed in <br />areas screen by landscaping. <br /> <br />Page 3 of 4 <br />
