<br />standard sidewalk, curb and gutter in the same location and alignment as the <br />existing curb and gutter. <br /> <br />F. The applicant and/or property owner shall obtain an Encroachment Permit from the <br />Engineering and Transportation Department for any work within the public right-of- <br />way. <br /> <br />G. The applicant and/or property owner shall comply with the provisions of the City's <br />Grading Ordinance and the Urban Runoff Clean Water Program. The City <br />requires a grading permit any time more than fifty (50) cubic yards of material is <br />moved or more than 5,000 square feet of land is disturbed. The Ordinance <br />requires that an erosion control and sediment plan be prepared, submitted and <br />approved by the City prior to issuance of a Grading Permit. <br /> <br />H. The Urban Runoff Clean Water Program requires that all runoff shall be treated to <br />remove sediment and water borne pollutants prior to discharge into a public <br />facility. On projects of this type, this can typically be handled by directing runoff <br />through landscaped areas or grassy swales. Plans shall indicate proposed treatment <br />facility. <br /> <br />1. If the design of any site improvements requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall <br />be submitted to the City Engineer, for review and approval. <br /> <br />1. Utility services to the new dwelling shall be undergrounded. The Parcel Map shall <br />indicate a Public Utility Easement if required for below grade services. <br /> <br />K. The new dwelling units shall require separate water and sanitary sewer <br />connections from the existing dwelling. <br /> <br />L. Sewer cleanouts shall be provided at the property line. <br /> <br />IV. MAINTENANCE <br /> <br />A. The site shall be well maintained and shall be kept free oflitter, debris and weeds. <br /> <br />B. Any graffiti shall be promptly removed from all structures, building walls and <br />property line fences. <br /> <br />C. All of the trash and recycle bins shall be kept inside the designated space inside the <br />attached garages and kept out of public view, except when it is necessary to bring <br />them to the curbside on days that the contents of the containers are picked up for <br />disposal. This condition shall be included in the CC&Rs. <br /> <br />D. All landscape improvements shall be maintained in a healthy growing condition at <br />all times.
