CONDITIONS OF APPROVAL <br />PLN2007-00026 <br />14160 Washington Avenue <br />Engel Holdings, dba Cabrillo Hoist. (applicant and property owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibit A - D, attached to the staff report dated July <br />5, 2007, except as hereinafter modified. (Exhibits are on file at the City of San <br />Leandro, Community Development Department, 835 East 14th Street, San <br />Leandro, California 94577). <br />Exhibit A -Site Plan (A-1) <br />Exhibit B -Floor Plan (A-2) <br />Exhibit C -Modular Office p'loor Plans and Elevations (A-3) <br />Exhibit D -Landscape Plan (L-1) <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />IL PERMITTED USE <br />A. This conditional use permit and parking exception approval is to allow a crane <br />repair and installation facility, classified as "general vehicle and equipment <br />repair" at 14160 Washington Avenue;; Alameda County Assessor's Parcel <br />Number 77C-1230-4-4. <br />B. This approval is for a general equipment repair use involving installation and <br />repair of hoists for large commercial-scale trucks. Any future proposed retail auto <br />or large commercial truck repair would be subject to a formal revision to the <br />conditional use permit. Any change or additional occupancy deemed minor in <br />nature may be approved by the Community Development Director. A change or <br />additional occupancy deemed major shall be referred to the Board of Zoning <br />Adjustments for its consideration as a modification to the existing use permit. <br />C. The use of the rear portion of the building shall remain in substantial compliance <br />with the approved plans and exhibits. Any change to project design or expansion of <br />operations into the front unit shall be subject to the review and approval of the <br />Community Development Director who may administratively approve such <br />modifications or require review by the Board of Zoning Adjustments as a <br />modification to the Conditional Use Permit. <br />Agreement to Conditions July 5, 2007 <br />PLN2007-00026 Page 3 of 8 <br />
