IIL PLAN SUBMITTAL FOR PROJECT SITE IMPROVEMENTS <br />A. Within 30 days of the approval date of this conditional use application, a final <br />landscaping and irritation plan shall be submitted to the Community Development <br />Director for review and approval. The final landscape plan shall establish the <br />proposed landscape areas along the Washington Avenue frontage with a <br />combination of new trees, flowering shrubs and ground cover. The minimum size <br />for the shrubs shall be five gallons and the groundcover shall be one-gallon or from <br />flats with the necessary spacing to cover the planter areas in a growing season. At a <br />minimum, the planting plan will be required to have trees with a minimum size of <br />15 gallons. Trees shall be located such that their branches are at least 8 feet above <br />the sidewalk and 14 feet above the roadway. Within 30 days of approval of a final <br />landscape and irrigation plan, the landscaping and irrigation plan shall be <br />completed to the satisfaction of the City Engineer and Community Development <br />Director. <br />B. Prior to issuance of a business license for the facility, the applicant shall pressure <br />wash the building and patch, repair and repaint any areas of the building with <br />cracked, faded or peeling paint or metal siding. <br />C. Prior to issuance of a business license for the facility, building permits shall be <br />obtained for the facade improvements indicated in the exhibits in Section I-A of <br />this document. <br />D. Prior to issuance of building permits for the facility, the pylon sign in the <br />southwest corner of the site shall be removed. Any new freestanding signage for <br />the property shall comply with the regulations within the City of San Leandro <br />Zoning Code Article 18 and shall be subject to the review and approval of the <br />Community Development Director. <br />MAINTENANCE <br />A. No repair or maintenance work shall be conducted within the public right-of--way or <br />within the marked parking fields on the site. <br />B. The use permit conditions of approval shall be made accessible to all employees on <br />the property. <br />C. No wrecked vehicles or engines, discarded auto parts, or any auto parts shall be <br />stored on the property; no storage of vehicles is permitted on the property other than <br />trucks or vehicles awaiting repair or maintenance; truck parking shall be limited to <br />vehicles that are scheduled for hoist repair. <br />D. No trucks shall be parked on street while awaiting hoist repair. <br />E. Employees and customers shall be instructed by the applicant/property owner to <br />park in the interal parking area and not to park on the street in front of nearby <br />Agreement to Conditions July 5, 2007 <br />PLN2007-00026 Page 4 of 8 <br />
