CONDITIONS OF APPROVAL <br />PLN2006-00064 <br />2601-2603-2605 Walnut Drive <br />Phat Vo (Applicant and Property Owner) <br />L COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through F, attached to the staff report <br />dated November 2, 2006, except as hereinafter modified. (Exhibits are on file at the <br />City of San Leandro, Community Development Department, 835 East 14th Street, <br />San Leandro, California, 94577). <br />Exhibit A -Site Plan <br />Exhibit B -Landscape Plan <br />Exhibit C -Existing Single-Family As-Built Site Plan <br />Exhibit D -Existing Single-Family As-Built Elevations <br />Exhibit E -Floor Plans, Two-Family Dwelling <br />Exhibit F -Elevations, Two-Family Dwelling <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. All conditions of approval for Site Plan Review, PLN2003-00117, shall remain in <br />frill effect, except as may be modified by this Conditional Use Permit. <br />R. PERMITTED USES <br />A. This Conditional Use Permit is an approval to convert one existing single-family <br />home and atwo-family home, currently under construction, into a condominium to <br />allow for individual ownership of the three units at 2601-2603-2605 Walnut Drive, <br />also lrnown as Alameda County Assessor's Parcel Number 79A-565-25. <br />B. Prior to issuance of a final map, the applicant shall remove the front steps of the <br />existing single-family home, which are now obsolete due to the relocation of the <br />steps to the side of the residence. <br />C. Prior to issuance of a final map, the applicant shall paint the existing single-family <br />home to match or be a complimentary color to the new two-family home. <br />D. Prior to issuance of Final Occupancy for the two-family dwelling, all unrelated <br />outdoor storage on the subject property shall be removed, with the exception of <br />plants and patio furniture. <br />E. Prior to issuance of Final Occupancy for the two-family dwelling, all final planting <br />and irrigation facilities, and new fencing for both the private yards and perimeter <br />shall be completely installed to the satisfaction of the Zoning Enforcement Official. <br />Agreement to Conditions November 2, ?006 <br />PLN2006-00064 Page 3 of 5 <br />
