. . <br />CONDITIONS OF APPROVAL <br />PLN2005-00047 Conditional Use Permit <br />MINOR MODIFICATION to CU-66-6 <br />Assessor's Parcel Number 413-3-1-5 <br />Vicorp Restaurants, Inc., Applicant <br />Brunetti Family Trust! P Freschi Trust/ N & P Kamena Trust/ E & L Maionchi Trust, <br />Property Owners <br />I. COI\~PLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibit A dated May 20, 2005, except <br />as hereinafter modified. (Exhibits are on file at the City of San Leandro Development <br />Services Department, 835 East 14th Street, San Leandro, California). <br />Exhibit A -Exterior Colors <br />B. The applicant and/or property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Approval of this Minor Modification allows the applicant and/or the property owner to add a <br />new covered entryway to the building, add window awnings to the east and west elevations, <br />change the exterior paint colors and change and relocate wall signs. <br />D. Building, covered entryway and awning design, materials and colors shall remain in <br />substantial compliance with the approved plans and color scheme indicated on Exhibit A. <br />Any change to the building design, materials and colors shall be subject to the review and <br />approval of the Community Development Director, who may administratively approve or <br />recommend the review by the Board of Zoning Adjustments. <br />E. With the exception of the exterior changes to the building approved by this modification, <br />all previous conditions of approval for CU-66-6 shall remain in full effect. <br />II. SIGNS <br />A. The location, size and colors of the new wall signs and channel neon stripes, shall remain in <br />compliance with the plans approved for sign permit #BLD2005-01034. Any change to the <br />signage or neon stripes shall be subject to review and approval of the Community <br />Development Director. <br />B. No temporary or unauthorized signs including but not limited to portable signs, banners, <br />balloons, streamers and pennants, shall be placed on the property, unless approved by the <br />City under a Temporary Sign Permit. <br />Agreement to Conditions May 20, 2005 <br />PLN2005-00047 Page 3 of 4 <br />
