V. ALAMEDA COUNTY FIRE DEPARTMENT <br />A. The project shall comply with the applicable Building and Fire Codes. Building plans shall be <br />provided for review and approval by the Fire Department. <br />B. Prior to final occupancy, a fire inspection and fire clearance is required. <br />C. Building permits shall be obtained for tenant improvements for the restaurant, including but <br />not limited to, hood and duct suppression system and tenant improvement to the existing fire <br />sprinkler system. <br />VI. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. Stains on the walkway area within 100 feet of the establishment shall be steam cleaned <br />regularly and shall be cleaned within two weeks of being notified in writing by any City <br />employee or official. <br />C. No outdoor storage shall be permitted in the rear of the establishment. <br />D. The shared trash enclosure on the site shall be maintained closed at all times. Garbage pick <br />up by the disposal company shall be maintained at a capacity to prevent the bins from <br />overflowing at any time. <br />E. The signage shall be kept in a good, clean, sound condition at all times; any damage to the <br />signs shall be promptly repaired. <br />F. Any graffiti shall be removed from the building walls and the perimeter fencing. <br />G. Per Zoning Code Section 4-1630, all containers and paper products shall have identifying <br />colors and logos for the restaurant. Once a day, any litter attributable to this restaurant shall <br />be picked up from the Palma Plaza Shopping Center parking area; from both sides of 136th <br />Avenue, between East 14th Street and Bancroft Avenue; and on both sides of East 14th <br />Street and Bancroft Avenue, within 1,000 feet of the restaurant. <br />VII. FENCING AND SCREENING REQUIREMENTS <br />A. Dumpsters shall remain inside the trash enclosure at all times with the exception of <br />emptying by the disposal company. <br />B. Gates to the refuse area shall be closed except when necessary to move out the dumpster or <br />deposit trash from garbage receptacles. <br />C. A minimum of two (2) garbage receptacles shall be placed at each entrance to the <br />restaurant. The location and details of the garbage receptacles shall be submitted to the <br />Community Development Director for review and approval. <br />Agreement to Condirions August 22, 2005 <br />PLN2005-00088 Page 6 of 8 <br />
