CONDITIONS OF APPROVAL <br />PLN2005-00088 <br />Administrative Review <br />13808 East 14r~ Street <br />Just Fast Food, Inc. (Applicant) and Palma Partners Investments, LLC (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibits A to D, attached to the <br />application dated July 27, 2005, except as hereinafter modified. (Exhibits are on file at the <br />City of San Leandro Community Development Department, 835 East 14th Street, San <br />Leandro, California). <br />Exhibit A -Cover Sheet (Sheet P-1) <br />Exhibit B - Site Plan (Sheet P-2) <br />Exhibit C - Floor Plan (Sheet P-3) <br />Exhibit D -Exterior Elevations (Sheet P-4) <br />B. The applicant and/or property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this approval is informed of its terms and conditions. <br />C. Construction of tenant improvements shall commence within one (1) year following <br />Community Development Director approval of the Administrative Review and shall be <br />substantially completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined as the <br />construction of a substantial portion of the tenant improvements. <br />II. USE RESTRICTIONS <br />A. This Administrative Review approves the operation of a 1,712 square-foot fast food <br />establishment, Popeye's Chicken and Biscuits, at the Palma Plaza Shopping Center at 13808 <br />East 14`h Street, Suite D. <br />B. All conditions of approval from the Site Plan Review and Conditional Use Permit approval <br />for the Palma Plaza Shopping Center (PLN2003-00033) that apply to this tenant space are <br />applied to this approval. <br />C. These conditions of approval shall be conspicuously posted in the restaurant building prior to <br />commencing business operations, and shall be made accessible to all employees. <br />D. The hours of the restaurant shall be restricted to 10:00 a.m. to 10:00 p.m., Monday through <br />Sunday.
