CONDITIONS OF APPROVAL PLN2005-00094 -MINOR MODIFICATION To Planned Development PLN2002-00031 Bayside Business Park Assessor's Parcel Number 79A-591-4 Steven K. Owen, Sr. & Doris Soto Owen, Applicant/ Property Owner I. COMPLIANCE WITH APPROVED PLANS A. The applicant and/or property owner shall comply with Exhibit A and B dated November 30, 2005, except as hereinafter modified. (Exhibits are on file at the City of San Leandro Development Services Department, 835 East 14th Street, San Leandro, California). Exhibit A -Site Plan Exhibit B -Fencing Material Specifications B. The applicant and/or property owner shall be responsible for assuring that any successor in interest who assumes responsibility for this zoning approval is informed of its terms and conditions. C. Approval of this Minor Modification allows the applicant/property owner to erect an eight-foot tall front yard fence along the Davis Street frontage and asix-foot fence along the easterly side property line, and also permits outdoor storage within the new fenced area. D. With the exception of the conditions of approval related to the fencing and outdoor storage approved by this minor modification, all previous conditions of approval for PLN2002-00031 shall remain in full effect. II. FENCING A. Fencing along the Davis Street frontage shall be erected contiguous with the face of the building and shall not exceed eight-feet in height. Materials for fencing shall be ornamental iron with a perorated metal screening, as shown on Exhibit B. B. Fencing along the easterly side property line and gated area near the loading dock, shall not exceed six-feet in height. Materials for these fencing sections and the sliding gate shall be ornamental iron, as shown on Exhibit B. C.
