CONDITIONS OF APPROVAL <br />PLN2005-00094 -MINOR MODIFICATION <br />To Planned Development PLN2002-00031 <br />Bayside Business Park <br />Assessor's Parcel Number 79A-591-4 <br />Steven K. Owen, Sr. & Doris Soto Owen, Applicant/ Property Owner <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibit A and B dated <br />November 30, 2005, except as hereinafter modified. (Exhibits are on file at the City <br />of San Leandro Development Services Department, 835 East 14th Street, San <br />Leandro, California). <br />Exhibit A -Site Plan <br />Exhibit B -Fencing Material Specifications <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. Approval of this Minor Modification allows the applicant/property owner to erect an <br />eight-foot tall front yard fence along the Davis Street frontage and asix-foot fence <br />along the easterly side property line, and also permits outdoor storage within the <br />new fenced area. <br />D. With the exception of the conditions of approval related to the fencing and <br />outdoor storage approved by this minor modification, all previous conditions of <br />approval for PLN2002-00031 shall remain in full effect. <br />II. FENCING <br />A. Fencing along the Davis Street frontage shall be erected contiguous with the face <br />of the building and shall not exceed eight-feet in height. Materials for fencing <br />shall be ornamental iron with a perorated metal screening, as shown on Exhibit B. <br />B. Fencing along the easterly side property line and gated area near the loading dock, <br />shall not exceed six-feet in height. Materials for these fencing sections and the <br />sliding gate shall be ornamental iron, as shown on Exhibit B. <br />C.
