CONDITIONS OF APPROVAL <br />PLN2005-00123 435 San Leandro Boulevard <br />Bremco of Northern California (Applicant) and Tat Y Cheng (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant shall comply with Exhibits A through E, referenced in the approval letter <br />dated April 4, 2006, except as hereinafter modified. (Copies of Exhibits are on file in <br />the Community Development Department, 835 East 14th Street, San Leandro, <br />California). <br />Exhibit A -Site Plan (Sheet SP 1) <br />Exhibit B - Floor Plan (Sheet Al) <br />Exhibit C -Elevations (Sheet A2) <br />Exhibit D -Preliminary Landscape Plan (Sheet PL1) <br />Exhibit E - Colored Elevations, Colors and Materials Board <br />B. The applicant and/or property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Site Plan Review and shall be substantially completed one year <br />after commencement of construction. For the purpose of compliance with this condition, <br />commencement of construction shall be defined as the paving of the site for the vehicle <br />storage facility. <br />II. PERMITTED USE <br />A. This site plan review approval allows for the construction of a 17,280 square-foot <br />industrial office/ware house building located at 435 San Leandro Boulevard, Alameda <br />County Assessor's Parcel Number 75-224-7. Any additional usage or change to the <br />specified site plan review exhibits shall be submitted in writing to the Zoning <br />Enforcement Official for review, who may approve the request or direct the matter to the <br />Board of Zoning Adjustments. Additional usage or change in use includes but is not <br />limited to use of the building for medical or dental offices or other commercial uses such <br />as retail sales, services or restaurants. <br />III. FIRE DEPARTMENT <br />A. Prior to issuance of building permits, plans shall be submitted for the review and approval <br />of the Alameda County Fire Department which address the following: <br />i, Project will need to install fire sprinklers if not separated into two building by a four- <br />hour rated firewall. <br />ii.
