iii. Afire alarm system is required per the San Leandro Municipal Code section 3-3-250. <br />IV. MAINTENANCE <br />A. The project site shall be well maintained and shall be kept free of litter, debris and weeds <br />at all times. <br />B. All landscaping shall be maintained in a healthy and growing condition at all times. Any <br />damaged or dead plant material shall be promptly replaced with a plant material similar in <br />type and comparable in size to the plant(s) being removed. <br />C. Any graffiti shall be promptly removed from building walls and fences. <br />D. The applicant shall keep the entire site free of litter accumulations, including removal of <br />litter, which collects against fences or buildings or the landscaped area facing 150th <br />Avenue. <br />V. ENGINEERING DEPARTMENT <br />A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If the applicant/property owner fails to <br />file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, they will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br />B. Site Improvement Plans for all on-site and off-site improvements shall be prepared by a <br />Registered Civil Engineer and approved by the City Engineer prior to the issuance of <br />Building Permits for the project. All improvements shall be designed and constructed in <br />accordance with the City's Design Standards, Specifications and Standard Plans, unless <br />otherwise specifically approved by the City Engineer. <br />C. Prior to issuance of building permits, all details of construction, including, but not limited <br />to, on-site pavement slopes, illumination, drainage, etc., are subject to the approval of the <br />City Engineer. <br />D. Design review fees, development impact fees, permit fees, inspection fees, and any other <br />fees charged by the City or other reviewing agencies for the review, approval, permitting <br />and inspection of the above listed public improvements shall be paid by the Applicant. <br />E. Prior to the issuance of the Building Permit, the property owner shall pay the Development <br />Fee for Street Improvement (DFSI) as per Master fee Schedule (Industrial -General: <br />$0.89/sf), Sewer Connection fee and other fees as required by City Ordinances and <br />regulations at the time of building permit issuance. <br />Agreement to Conditions of Approval April 4, 2006 <br />PLN2005-00123 Page 4 of 7 <br />
