Where <br />feasible landscaping should be designed and operated to treat storm water runoff. <br />Landscaping and other surface features shall be located as not to impair sight distance at <br />driveways. <br />O. The Developer is also responsible for ensuring that all contractors and subcontractors are <br />aware of and implement all storm water quality measures. Failure to comply with the <br />approved construction Best Management Practices (BMPs) shall result in the issuance of <br />correction notices, citations and/or a project stop order. <br />P. During construction, the following high standards for sanitation are required: Garbage <br />cans, construction dumpsters, and debris piles shall be removed on a minimum weekly <br />basis. All food related trash items such as wrappers, cans, bottles, and food scraps shall be <br />disposed of in closed containers only and shall be regularly removed from the site. <br />Inspections, conducted as part of the regular construction compliance, will be conducted to <br />ensure compliance of the Developer and contractors with this requirement. <br />Q. Prior to issuance of building permits, details of parking area signage shall be submitted for <br />the review and approval of the Senior Transportation Engineer. Said signage shall include <br />a "Turn-Around Only" to be installed behind each of the two spaces marked for no <br />parking. <br />VI. GENERAL REQUIREMENTS <br />A. Prior to issuance of building permits, a revised site plan that shows the trash enclosures <br />behind fences shall be submitted for the review and approval of the ZEO or Community <br />Development. Said fences shall conform to the Community Development and Engineering <br />and Transportation Departments requirements for height, setback and site-distance <br />visibility. <br />B. Prior to issuance of building permits, a revised colors list that shows softer more natural <br />colors for the building shall be submitted for the review and approval by the ZEO or <br />Community Development Director. <br />C. Prior to issuance of building permits, a sign program shall be submitted for the review <br />and approval by the ZEO or Community Development Director. <br />D. Prior to issuance of building permits, the Landscaping Plans (Exhibit D -Sheet PL1) <br />shall be revised to include: <br />1. Minimum size for tree planting shall be 24-inch box and double staked. <br />2. Placement of trees shall be coordinated with location of light poles to reduce <br />impacts on nighttime lighting coverage. <br />3. All landscaped areas shall be provided with an automatic imgation system, details <br />subject to the review and approval by the ZEO/Community Development Director. <br />Final landscape and irrigation plans, prepared by a licensed landscape architect, shall be <br />submitted for review and approval by the ZEO or Community Development Director. <br />~.greement to Conditions of Approval April 4, 2006 <br />PLN2005-00123 Page 6 of 7 <br />
