B. Any changes to the approved exterior design of either of the duplex buildings shall be <br />submitted in writing as a request to the Community Development Director. The request <br />shall include but is not limited to the reason(s) for the change(s) to the exterior design <br />and exhibits that shall be neat, accurate, to scale, including dimensions, colors materials <br />and finishes. <br />III. SITE DEVELOPMENT REQUIREMENTS <br />A. BUILDING EXTERIOR/ELEVATIONS <br />1. Building design, materials and colors shall remain in substantial compliance with <br />the approved plans except as hereinafter modified. Any change to the building <br />design, materials or colors shall be subject to the review and approval of the <br />Community Development Director, who may administratively approve or <br />recommend the review by the Board of Zoning Adjustments. <br />2. The final construction documents for building permits shall include decorative <br />exterior lighting fixtures. Said exterior lighting shall be designed and located so as <br />to not interfere with traffic on adjacent streets and so as not to shine on adjacent <br />properties, details subject to the approval of the City Engineer and the Community <br />Development Director. <br />3. The final construction documents for building permits shall include colors, <br />finishes, materials, and details on the two-story additional dwelling units that <br />match the single-story dwellings, to the satisfaction of the Community <br />Development Director. <br />B. LANDSCAPING <br />1. Prior to issuance of building permits, a final landscape and irrigation plan shall be <br />submitted for the project sites, including all the setback areas which are not paved <br />and the private patio areas. At a minimum, the planting plans shall be required to <br />have trees, with a minimum size of 15 gallons. The landscape plans shall also <br />include a pallet of flowering shrubs or plants that have colorful foliage and turf <br />and/or ground cover planting. The minimum size for the shrubs would be five <br />gallons and the ground cover would be one-gallon or from flats with the necessary <br />spacing to cover the planter areas in a growing season. <br />2. Prior to issuance of a certificate of occupancy, the applicant shall completely install <br />all the landscaping and irrigation approved on the final landscaping and irrigation <br />plan noted above. <br />3. Any above ground back-flow preventors shall be adequately screened to the <br />satisfaction of the Community Development Director. <br />Agreement to Conditions January 19, 2006 <br />PLN2005-00126 Page 4 of 9 <br />
