H. Prior to issuance of a Certificate of Occupancy for the Old Navy store, the owner shall <br />repair any damaged sidewalk, curb and gutter including that damaged during the <br />construction along the project frontage to the satisfaction of the City Engineer. <br />I. The applicant shall submit a complete site improvement plan, prepared by a <br />Registered Civil Engineer, for review and approval by the Engineering and <br />Transportation Department. The site improvement plan shall include, but not be . <br />limited to, the existing and proposed grading, elevations, lighting, drainage, site <br />entrance and detail. <br />J. All utility services to the new building shall be placed underground from the <br />appropriate utility pole or service points. All proposed improvements shall comply <br />with City Standard Details and Specifications. <br />K. Prior to issuance of building permits, the applicant shall comply with the provisions <br />of the City's Grading Ordinance and the Urban Runoff Clean Water Program. The <br />City requires a grading permit any time more than fifty (50) cubic yards of materials <br />are moved or more than 5,000 sf of surface is disturbed. The Ordinance requires an <br />erosion control and sediment plan be prepared, submitted and approved by the City <br />prior to issuance of the Grading Permit. <br />L. A11 catch basins within the work area and the nearest off-site catch basin(s) shall be <br />protected with filter fabric, silt sacks or other method as approved by the City <br />Engineer, to prevent silt and debris from entering the on-site and ofl=site stone drain <br />systems. <br />M. No construction materials and/or equipment shall be stockpiled or parked within the <br />City right-of--way without the City Engineer's approval. <br />N. Construction activity within the City's right-of--way shall not commence prior to 8:00 <br />a.m. and shall cease by 5:00 p.m., Monday through Friday, unless otherwise approved <br />in writing by the City Engineer. There shall be no construction activity within the <br />City's right-of--way on Saturdays, Sundays and federal or state holidays. Truck hauling <br />activities shall be restricted to 8:00 a.m. to 5:00 p.m., Monday to Friday, unless <br />otherwise approved by the City Engineer. <br />O. The Urban Runoff Clean Water Program requires that all runoff be treated to remove <br />sediment and water borne pollutants prior to discharge into a public facility. <br />Examples of control measures include, but are not limited to: routing of pavement and <br />roof runoff through vegetated swales, vegetated filter strips or landscaped areas in lieu <br />of direct hydraulic connection to the storm drain system; structural control measures, <br />such as oiUwater separator(s), sand filter(s), fossil filter(s) or other methods that maybe <br />proposed by the applicant and approved by the City Engineer to intercept and pretreat <br />storm water prior to discharging to the storm drain system; and/or other Best <br />Management Practices that the applicant may propose.
