B. No temporary or unauthorized signs shall be placed on the property, unless <br />approved by the City under a Special Event Permit. <br />C. No automotive repair or servicing work shall be conducted outside the building. <br />There shall be no body or fender work performed outside the building on the <br />property. No inoperable vehicles (other than those being serviced) shall be <br />allowed to remain on-site for more than 24 hours, and shall not be parked in <br />designated employee or customer parking spaces. <br />D. Prior to occupancy of the service center, the applicant shall be required to submit <br />a Hazardous Materials Business Plan (HMBP) to the City's Environmental <br />Services Division and the Alameda County Fire Department for review and <br />approval. <br />E. If car washing or storage tanks are proposed, they shall be indicated on plans <br />submitted for building permit approval and shall require prior approval from the <br />Environmental Services Department prior to commencement of use. <br />F. No work shall be performed on any vehicles that are either outside the building or <br />without overhead cover, per State Stormwater requirements. <br />G. Any used vehicle liquids including but not limited to anti-freeze, engine and <br />transmission oil, or brake fluid shall be placed in an approved container for the <br />specific liquid and removed from the site for recycling or disposal by a qualified <br />company. No used vehicle liquids shall be placed in a trash container to be picked <br />up as refuse for disposal in a land fill site. In addition, all paint related by-products <br />shall also be properly disposed as required by Federal, State and City's <br />Environmental laws. <br />H. The approvals granted by the City of San Leandro as a result of this application, as <br />well as the Conditions of Approval, shall be recorded in the office of the County <br />Recorder of Alameda County. <br />I. No application for amendment of the application or conditions of approval may be <br />submitted or accepted for processing by the City of San Leandro unless (i) there is <br />full compliance with all terms of the application and Conditions of Approval; or (ii) <br />the Community Development Director waives compliance with the terms of the <br />application and Conditions of Approval pending application for amendment. <br />Agreement to Conditions January 5, 2006 <br />PLN2005-00139 Page 6 of 6 <br />
