CONDITIONS OF APPROVAL <br />PLN2006-00012 <br />1950 Burroughs Avenue (14333 Wicks Boulevard) <br />Alameda County Assessor's Parcel Number '~7B-851-6 <br />Cummins West, Inc. (applicant and property owner) <br />L COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibit A and B, attached to the Staff Report, dated <br />May 4, 2006, except as hereinafter modified. (Exhibits are on file at the City of <br />San Leandro, Community Development Department, 835 East 14th Street, San <br />Leandro, California 94577). <br />Exhibit A -Site Plan <br />Exhibit B -Floor Plan <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />II. PERMITTED USE <br />A. This conditional use permit and parking exception approval is to allow a diesel <br />engine testing and installation facility, classified as "general vehicle and <br />equipment repair", at 1950 Burroughs (14333 Wicks Boulevard); Alameda <br />County Assessor's Parcel Number 77B-851-6. <br />B. This approval is for a light industriaUoffice use involving limited testing and <br />installation of engines for large commercial trucks. Any future proposed retail <br />auto or large commercial truck repair would be subject to a formal revision to the <br />conditional use permit. Any change or additional occupancy deemed minor in <br />nature may be approved by the Community Development Director. A change or <br />additional occupancy deemed major shall be referred to the Board of Zoning <br />Adjustments for its consideration as a modification to the existing use pernlit. <br />C. The interior use of the building shall remain in substantial compliance with the <br />approved plans and exhibits. Any change to project design shall be subject to the <br />review and approval of the Community Development Director who may <br />administratively approve or require review by the Board of Zoning Adjustments as a <br />modification to the Conditional Use Permit. <br />D. The hours of operation shall be restricted to one ten-hour shift within the period of <br />6:00 a.m. to 10:00 p.m. Monday through Sunday (regular shifts on Monday <br />through Friday and only intermittent work on Saturday and Sunday.)
