modification to the hours shall be subject to the review and approval of the <br />Community Development Director. <br />III. PLAN SUBMITTAL FOR PROJECT SITE IMPROVEMENTS <br />A. Within 30 days of the approval date of this conditional use application, a final <br />landscaping and irritation plan shall be submitted to the Community Development <br />Director for review and approval. The final landscape plan shall refurbish the <br />existing landscape areas along the Wicks Boulevard and Burroughs Street <br />frontage with a combination of new trees, flowering shrubs and ground cover. At a <br />minimum, the planting plan will be required to have trees with a minimum size of <br />15 gallons. The minimum size for the shrubs shall be five gallons and the <br />groundcover shall be one-gallon or from flats with the necessary spacing to cover <br />the planter areas in a growing season. Within 30 days of approval of a final <br />landscape and irrigation plan, the landscaping and irrigation plan shall be <br />completed to the satisfaction of the City Engineer and Community Development <br />Director. <br />B. Prior to issuance of a business license for the facility, the applicant shall pressure <br />wash the building and repaint any areas of the building with cracked, faded or <br />peeling paint. <br />MAINTENANCE <br />A. No installation, testing or repair work shall be conducted outside the building or <br />within the public right-of--way. Any exterior doors to areas where testing is in <br />operation will remain closed during the test period. <br />B. The use permit conditions of approval shall be made accessible to all employees on <br />the property. <br />C. No wrecked vehicles or engines, discarded auto parts, or any auto parts shall be <br />stored on the property; no long-term storage of vehicles is permitted on the property; <br />truck parking shall be limited to vehicles that are scheduled for testing or <br />installation. <br />D. No trucks shall be parked on street while awaiting testing or installation <br />E. Employees and customers shall be instructed by the applicant/property owner to <br />park in the parking area to the rear (Wicks Boulevard egress) and not to park on the <br />street in front of nearby businesses. <br />F. Prior to commencement of business, employee-parking spaces shall be designated <br />on the property. <br />G.
