B. The two-story addition to the existing single-family home, also known as Unit A, <br />shall comply with the proposed revised first and second floor plans as depicted on <br />Exhibit C -Revised First and Second Floor Plans Unit A. The first floor area <br />shall not exceed 1,885 square feet (1,335 square feet of livable are and a 520 <br />square-foot garage). The second story floor area shall not exceed 1,437 square <br />feet of livable area and the second story patio shall not exceed 140 square feet in <br />area. Proposed revisions to the north side and front elevations as a result of the <br />revised floor plans, shall comply with Exhibits E & F. <br />C. The two-story addition to the existing single-family home will result in a total <br />livable area of approximately 2,772 square feet and an approximately 520 square- <br />foot two-car garage. The total building area will not exceed 3,292 square-feet. <br />D. A revised site plan which conforms to the proposed revised plans shall be <br />submitted for review and approval prior to issuance of a building permit. <br />E. Construction of the addition to the existing home and the new two-story, two-family <br />home shall remain in substantial compliance with the approved plans and exhibits. <br />Any change to the project design, materials or colors shall be subject to review <br />and approval of the Community Development Director who may administratively <br />approved or require review by the Board of Zoning Adjustments as a modification <br />to the Site Plan Review. <br />F. Plans submitted for building permit approval shall show the porch on the existing <br />single-family home, also identified as Unit A, to be raised to the level of the <br />entrance to the home and the existing single step at the entrance removed. <br />G. Plans submitted for building permit approval shall show the existing windows on <br />the front elevation of the existing single-family home, also identified as Unit A, <br />changed to match the new windows for the proposed second story addition (hung <br />or fixed, without grids). <br />H. Plans submitted for building permit approval shall show the two bathroom <br />windows on both the north and south side elevations of the two-family unit, also <br />identified as Unit B & C, to be obscure. <br />I. Prior to issuance of building permits, a final landscape and irrigation plan shall be <br />submitted for the project, site, which includes all the setback areas which are not <br />paved and the private yard areas. At a minimum, the planting plan will be required <br />to have trees with a minimum size of 15 gallons. The landscape plan shall also <br />include a pallet of flowering shrubs or plants that have colorful foliage and turf <br />and/or groundcover planting. The minimum size for the shrubs shall be five gallons <br />and the groundcover shall be one-gallon or from flats with the necessary spacing to <br />cover the planter areas in a growing season. <br />Conditions of Approval July 17, 2006 <br />PLN2006-00014 Page 2 of 8 <br />
