P. If the design of any site improvement requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer, for review and approval, prior to approval building <br />permits. <br />Q. Public Utility Easements shall be provided over the private driveway to serve the <br />site. <br />R. Prior to any grading operations, Developer shall submit all information including <br />a Grading Plan accompanied by Soils Engineering and Engineering Geology <br />Reports, in accordance with requirements of the City of San Leandro Municipal <br />Code Title VII, Chapter 12 and obtain a grading permit. <br />S. During construction the following high standards for sanitation are required: <br />Garbage cans, construction dumpsters, and debris piles shall be removed on a <br />minimum weekly basis. All food related trash items such as wrappers, cans, bottles, <br />and food scraps shall be disposed of in closed containers only and shall be regularly <br />removed from the site. Inspections, conducted as part of the regular construction <br />compliance, will be conducted to ensure compliance of the Applicant and <br />contractors with this requirement. <br />T. Construction activity in the City public right-of--way shall not commence prior to <br />8:00 a.m. and shall cease by 5:00 p.m., Monday through Friday, unless otherwise <br />approved in writing by the City Engineer. There shall be no construction activity on <br />Saturdays, Sundays or City, or federal, or state holidays in the City public right-of- <br />way. <br />IV. FIRE DEPARTMENT REQUIREMENTS <br />A. The project will need to comply with the applicable Building and Fire Codes. Site <br />and Building plans shall be provided for review and approval by the fire <br />department. <br />B. As designed that project does not seem to meet fire department access <br />requirements of a 20 foot wide road with a vertical clearance of 13 foot 6 inches <br />within 150 feet of any portion of the structures. Please modify the plan to provide <br />the required access or propose an alternative means. <br />C. There needs to be (1) hydrant that flows 1750 g.p.m. for 2 hours within 250 ft of <br />the property. Applicant is required to provide the fire flow data from East Bay <br />Municipal Utility District for hydrant #15706 (located on Marina Boulevard); the <br />g.p.m. flow of the hydrant will determine what, if any, additional fire protection <br />requirements are necessary. Additionally, provide the location of the hydrant on <br />the plans and indicate if it is new or existing <br />Conditions of Approval July 17, 2006 <br />PLN2006-00014 Page 5 of 8 <br />
