City of San Leandro <br />Community Development Department <br />Planning Services Division <br />CONDITIONS OF APPROVAL <br />PLN2006-00017 - 2661 Alvarado Street <br />Charles Krenz (Applicant) and 2661 Alvarado LLC (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant shall comply with Exhibits A through H, attached to the approval <br />letter dated May 17, 2006, except as hereinafter modified. (Copies of Exhibits are <br />on file in the Community Development Department, 835 East 14th Street, San <br />Leandro, California). <br />Exhibit A -Project Data <br />Exhibit B -Site Plan <br />Exhibit C -First Floor Plan <br />Exhibit D -Second Floor Plan, Site Details, Door Elevations <br />Exhibit E - Elevations <br />Exhibit F - Planting Plan <br />Exhibit G -Irrigation Plan <br />Exhibit H -Color Scheme <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Site Plan Review and shall be substantially completed one <br />year after commencement of construction. For the purpose of compliance with <br />this condition, commencement of construction shall be defined as the paving of <br />the site for the vehicle storage facility. <br />IL PERMITTED USE <br />A. This site plan review approval allows sub-dividing the existing approximately <br />95,860 square-foot single tenant industrial building into 26 tenant spaces, for rent, <br />for light industrial, office and warehouse uses, at 2661 Alvarado Street, also <br />known as Assessor's Parcel Number 77A-698-3-ll. Any additional usage or <br />change to the specified site plan review exhibits shall be submitted in writing to <br />the Zoning Enforcement Official for review, who may approve the request or direct <br />the matter to the Board of Zoning Adjustments. <br />
