E. Prior to the issuance of the Building Permit, the Applicant shall pay Development <br />Fee for Street Improvements (DFSI)-credit will be given for the existing use, <br />Utility Underground Conversion Fee (approx. $182/LF of project frontages along <br />Alvarado Street and Aladdin Avenue), Sewer Connection fee and other fees as <br />required by City Ordinances and regulations. The exact fees will be determined at <br />the time of Building Permit Issuance and may be adjusted to reflect any change in <br />the ENR Construction Cost Index. <br />F. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />an Encroachment Permit from the Engineering and Transportation Department far <br />any work within the public right-of--way. <br />G. Applicant shall remove any damaged or unused driveways, sidewalk, curb and <br />gutter along the full project frontage, and shall construct new City standard <br />driveway, sidewalk, curb and gutter as needed. <br />H. Applicant shall widen Alvarado Street to its final width as per Master Plans for City <br />Streets from railroad track up to widen section of the street (north of the existing <br />building) and all improvements shall be constructed as per City standards. <br />I. All utilities and services to the new building shall be placed underground <br />J. Sewer cleanouts shall be provided at the property line. <br />K. To control storm water pollution, the Applicant shall comply with the regulations <br />and provisions contained in the City's Grading Ordinance, the City's Storm Water <br />Pollution Prevention Permit, and the National Pollutant Discharge Elimination <br />System (NPDES), to the satisfaction of the City Engineer. <br />L. The Applicant shall complete the Impervious Surface Form prior to building permit <br />approval to meet the requirements of the City's NPDES permit. <br />M. The Urban Runoff Clean Water Program requires that all runoff be treated to <br />remove sediment and water borne pollutants prior to discharge into a public <br />facility. On projects of this type, this can typically be handled by directing runoff <br />through landscaped areas or grassy swales. Also, all the downspouts shall filter <br />through landscape areas prior to entering the storm water system. <br />N. The Applicant shall provide landscaped side and backyards to reduce the <br />impermeable area and to provide a landscape area for filtering at least ten percent <br />of the roof runoff. The landscaping shall use materials such as decking, pavers on <br />sand base, lawn or other permeable or filtering materials. <br />O.
