CONDITIONS OF APPROVAL <br />PLN2006-00021 <br />Administrative Review <br />14340 East 14r~ Street <br />Raymundo F. Reyes (Applicant) and Hector & Irma Jauregui (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibits A and B, dated <br />June 12, 2006, except as hereinafter modified. (Exhibits are on file at the City of <br />San Leandro Community Development Department, 835 East 14th Street, San <br />Leandro, California). <br />Exhibit A -Site Plan <br />Exhibit B -Floor Plan <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this approval is informed of its <br />terms and conditions. <br />C. Construction of tenant improvements shall commence within one (1) year <br />following Zoning Enforcement Official approval of the Administrative Review <br />and shall be substantially completed one year after commencement of <br />construction. For the purpose of compliance with this condition, commencement <br />of construction shall be defined as the construction of a substantial portion of the <br />tenant improvements. <br />II. USE RESTRICTIONS <br />A. This Administrative Review approves the operation of a 7,900 square-foot <br />supermarket within the existing building at 14340 East 14th Street; APN 77E-1569- <br />13-4. <br />B. These conditions of approval shall be conspicuously posted in the supermarket <br />building prior to commencing business operations, and shall be made accessible to <br />all employees. <br />C. The hours of truck deliveries to the supermarket shall be restricted to between <br />6:00 a.m. to 6:00 p.m., Monday through Sunday. Any expansion or modification <br />to the hours shall be requested in writing to the Zoning Enforcement Official. <br />D. Liquor sales shall be limited to a Department of Alcoholic Beverage Control <br />License Type 20 -Off-Sale Beer and Wine only.
