CONDITIONS OF APPROVAL PLN2006-00021 Administrative Review 14340 East 14r~ Street Raymundo F. Reyes (Applicant) and Hector & Irma Jauregui (Property Owner) I. COMPLIANCE WITH APPROVED PLANS A. The applicant and/or property owner shall comply with Exhibits A and B, dated June 12, 2006, except as hereinafter modified. (Exhibits are on file at the City of San Leandro Community Development Department, 835 East 14th Street, San Leandro, California). Exhibit A -Site Plan Exhibit B -Floor Plan B. The applicant and/or property owner shall be responsible for assuring that any successor in interest who assumes responsibility for this approval is informed of its terms and conditions. C. Construction of tenant improvements shall commence within one (1) year following Zoning Enforcement Official approval of the Administrative Review and shall be substantially completed one year after commencement of construction. For the purpose of compliance with this condition, commencement of construction shall be defined as the construction of a substantial portion of the tenant improvements. II. USE RESTRICTIONS A. This Administrative Review approves the operation of a 7,900 square-foot supermarket within the existing building at 14340 East 14th Street; APN 77E-1569- 13-4. B. These conditions of approval shall be conspicuously posted in the supermarket building prior to commencing business operations, and shall be made accessible to all employees. C. The hours of truck deliveries to the supermarket shall be restricted to between 6:00 a.m. to 6:00 p.m., Monday through Sunday. Any expansion or modification to the hours shall be requested in writing to the Zoning Enforcement Official. D. Liquor sales shall be limited to a Department of Alcoholic Beverage Control License Type 20 -Off-Sale Beer and Wine only.
