E. There shall be no display of merchandise, sales activities of any other kind of <br />business activity outside the building. Any future proposal for outdoor display, <br />sales or seating would be subject to approval of an Outdoor Facilities Permit. <br />F. Placement of newsracks shall comply with the City's Newsrack Regulations, <br />Chapter 6, Title 5 of the San Leandro Municipal Code and may not be established <br />without prior City Approval. <br />G. This approval does not include building signage. Signage details shall be submitted <br />for building permits, subject to the review and approval of the Zoning Enforcement <br />Official. <br />III. LANDSCAPE & PARHING <br />A. The designated landscape areas and the parking layout shall remain in compliance <br />with Exhibit A -Site Plan, at all times. <br />B. Appropriate parking control signs and markings shall be provided, including the <br />striping and pavement marking "No Parking" in the 10-foot by 18-foot area in the <br />northeast corner of the lot to be used for truck turn-around. <br />C. The parking lot shall be posted per the requirements of the California Vehicle Code, <br />with a sign sating that parking is for customers only. Abandoned or inoperable <br />vehicles shall be removed in a timely manner. <br />D. No vehicles shall be displayed "For Sale" on the property at any time. <br />E. Trucks and/or other delivery vehicles shall not be permitted to double-park on East <br />14~' Street. <br />F. A detailed landscape and imgation plan shall be submitted for review and approval <br />of the Zoning Enforcement Official and shall include such details as, 1) tree size, <br />species and location; 2) shrubs and groundcovers; 3) installation specifications; 4) <br />irrigation details. To reduce on-site water consumption and reduce the energy <br />required for the pumping and distribution of water, drought-resistant native species <br />shall be used for site landscaping were possible. <br />G. All landscaping shall be installed prior to issuance of a Certificate of Occupancy. <br />H. All landscaping improvements shall be maintained in a healthy growing condition at <br />all times. Damaged or non-functioning irrigation shall be promptly repaired. <br />IV. MAINTENANCE <br />A.
