The applicant shall comply with Exhibits A through E, dated August 3, 2006 except <br />as hereinafter modified. (Exhibits are on file at the City of San Leandro Community <br />Development Department, 835 East 14th Street, San Leandro, California). <br />Exhibit A -Site Plan/Floor Plan <br />Exhibit B - Proposed Parking Plan <br />Exhibit C - North Elevation <br />Exhibit D -South Elevation <br />Exhibit E - Wall Sign and Freestanding Sign Detail <br />B. The property owner and/or applicant shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. Construction shall commence within one (1) year following Board of Zoning <br />Adjustments approval of the Conditional Use Permit and shall be substantially <br />completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined as <br />the construction of a substantial portion of the interior tenant improvements. <br />Pursuant to Zoning Code Section 5-2218, this approval shall lapse on August 3, <br />2007 unless a) a building permit has been issued, coupled with diligent progress <br />evidencing a good faith intent to commence the intended use, or b) a written request <br />for aone-year extension of the use permit is approved by the Zoning Enforcement <br />Official. <br />IL PERMITTED USE <br />A. This conditional use approval is to operate a retail furniture store with a showroom <br />at 2089 East 14th Street. Said retail furniture store shall be limited to approximately <br />6,893 square feet of the 12,200 square feet commercial building. Specifically, the <br />conditional use permit allows a maximum floor area of approximately 6,800 square <br />feet for the showroom and retail sales area, an office area and restrooms within the <br />remaining approximately 93 square feet.
