B. The retail furniture store will be open Monday through Saturday from10:00 a.m. to <br />7:00 p.m. and Sunday from 12 p.m. to 4 p.m. Any expansion of these specified <br />hours or an increase in the tenant space shall be requested in writing to the <br />Community Development Director, who may approve the request or direct the <br />matter td the Board of Zoning Adjustments. <br />C. All furniture display, storage and any related activities shall take place inside the <br />building. There shall not be any activities related to the furniture store or display <br />outside the building, which includes but is not limited to the display and storage of <br />furniture in the parking lot and display of delivery truck(s) along the parking lot <br />parallel to East 14`h Street or the parking and display of delivery truck(s) in the <br />public right-of--way. Any exception to this condition for outdoor sale or display shall <br />be submitted in writing to the City as a Special Event Permit application with a <br />maximum of two 15-day events per a calendar year. <br />D. These conditions of approval shall be posted in the furniture store and shall be made <br />accessible to all employees. <br />III. ON-SITE IMPROVEMENTS <br />A. The tenant improvement plans for City of San Leandro building permits for the <br />retail furniture store with a showroom, the office and related restrooms shall be <br />prepared by a State of California Licensed Architect. <br />B. Prior to issuance of building permits, the final site plan shall include the accurate <br />parking lot layout neatly depicted and drawn to scale with the required amount of <br />handicapped parking spaces to the satisfaction of the Building Services Division. <br />Prior to Certificate of Occupancy, all spaces shall be striped on the subject property <br />per the site plan to the satisfaction of the City Engineer and the Community <br />Development Director. The minimum number of parking spaces in the north lot <br />shall not be less than 13 spaces. Pursuant to the City of San Leandro Parking <br />Standards, any compact parking spaces shall be marked on the ground to identify it <br />and the total number of compact spaces shall not exceed 35% of the total parking <br />spaces provided. <br />C. Prior to Certificate of Occupancy, all applicable Building and Fire Code <br />requirements shall be satisfied. <br />D. Prior to Certificate of Occupancy, the applicant and/or property owner shall upgrade <br />the existing landscaping that is dead or dying to the satisfaction of the Community <br />Development Director. <br />E. All landscaping improvements shall be maintained in a healthy growing condition at <br />all times. The landscaped areas shall be irrigated by an automatic sprinkler system <br />designed to reduce water usage. <br />Agreement to Conditions August 8, 2006 <br />PLN2006-00052 Page 4 of 7 <br />
