C. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />D. The signage and awnings shall be kept in a good, clean, sound condition at all times; <br />any damages to them shall be promptly repaired. <br />E. Any graffiti shall be removed from the building walls and the perimeter fencing on <br />the property. <br />VI. GENERAL CONDITIONS <br />A. There shall be no outside storage of any type in loading or parking areas. Those <br />areas shall be kept free of obstruction and available for their designated use at all <br />times. All packing materials associated with the store use shall be placed in a <br />designated trash containment area not visible from the public right-of--way. <br />B. Any new electrical or gas meters, utility switch boxes, telephone, interface cabinets, <br />or other utility areas shall be screened from view by a fence, wall or landscaping; <br />details subject to the approval of the Community Development Director. <br />C. All exterior mechanical equipment such as air conditioning/heating units and <br />radio/television antennas shall be screened from view so as not to be visible from <br />adjacent properties or streets to the satisfaction of the Community Development <br />Director. This condition shall not apply to wireless cable receivers that do not <br />exceed three feet in diameter. <br />D. No temporary or unauthorized signs including, but not limited to, banners, balloons, <br />streamers, flags and pennants shall be placed on the property, unless approved by <br />the City under a Temporary Sign Permit. <br />E. No window signs shall be displayed on the building. <br />F. No outdoor storage, storage of large containers and/or trucks with advertising on the <br />paring lot shall be permitted on site. <br />G. Any refuse dumpster(s) or recycling container(s) shall remain inside the building at <br />all times and shall not be visible from the public right-of--way with the exception of <br />emptying by the disposal company. The trash enclosure on the site shall be used and <br />maintained closed at all times. Garbage pick up by the disposal company shall be <br />maintained at a capacity to prevent the bins from overflowing at any time. <br />H. No barbed wire or ribbon wire shall be installed on any wall, fence or building on <br />the property. <br />I. The approvals granted by the City as a result of this application, as well as the <br />conditions of approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />Agreement to Conditions August 8, 2006 <br />PLN2006-00052 Page 6 of 7 <br />
