F. The volume of the music shall not be detectable beyond the exterior boundary of the <br />property. Any complaints received by the City regarding noise from this use shall <br />be re-reviewed by the Community Development Director to provide directive for the <br />property owner or applicant to implement noise controls or direct flee matter to the <br />Board of Zoning Adjustments for its consideration. <br />G. Subject to the requirements of Municipal Code Section 4-4-220, the Dance Hall <br />Permit shall be reviewed and approved annually by the Police Department. <br />H. The rules and regulations governing dance halls, as listed in Municipal Code <br />Section ~-4-220, shall be conspicuously posted near the bar and in the dance floor <br />area. Failure to comply with the rules and regulations can result in revocation of <br />the Dance Hall Permit. <br />These conditions of approval shall be posted in the building in an area accessible to <br />all employees and patrons. <br />No temporary exterior signage advertising live music events shall be allowed unless <br />otherwise approved by a special event permit approved by the City. <br />K. There shall be no loitering permitted on the site and the site shall be posted to permit <br />enforcement of the City ordinance prohibiting loitering by the San Leandro Police <br />Department. <br />III. FIRE DEPARTMENT <br />A. Prior to issuance of certificate of occupancy, the property ownerlapplicallt shall <br />obtain an Assembly Permit from the Alameda County Fire Department. <br />B. All building and fire code requirements for exists, aisles and occupant loads shall be <br />maintained at all times. <br />IV. MAINTENANCE <br />A. The site shall be maintained and shall be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from building walls and fences. <br />V. GENERAL CONDITIONS <br />A. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />B. No application for amendment of the application or Conditions of Approval maybe <br />submitted or accepted for processing by the City unless (i) there is full compliance <br />with all ternls of the application and Conditions of Approval; or (ii) the Community <br />Agreement to Conditions August 17, 2006 <br />PLN2006-00054 Page 4 of 5 <br />
