City of San Leandro <br />Community Development Department <br />Planning Services Division <br />CONDITIONS OF APPROVAL <br />PLN2006-00072 -15215 Washington Avenue <br />Michael Lindstrom (Applicant) and Washington Avenue Partners/Charter Financial <br />Management Company Inc. (Property Owner) <br />L COMPLIANCE WITH APPROVED PLANS <br />A. The applicant shall comply with Exhibits A, B & C attached to the approval letter <br />dated September 29, 2006, except as hereinafter modified. (Copies of Exhibits are <br />on file in the Community Development Department, 835 East 14th Street, San <br />Leandro, California). <br />Exhibit A - Site Plan, Floor Plan, Planting Plan <br />Exhibit B - Elevations <br />Exhibit C - Color Scheme <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Site Plan Review and shall be substantially completed one <br />year after commencement of construction. For the purpose of compliance with this <br />condition, commencement of construction shall be defined commencement of <br />construction shall be defined as the construction of the foundation for the new <br />commercial building. <br />II. PERMITTED USE <br />A. This site plan review approval allows a new approximately 2,710 square-foot <br />commercial building, and conversion of an existing 3,323 square-foot building <br />from auto repair to six (6) new offices spaces of approximately 550 square-feet <br />each, at 15215 Washington Avenue; Assessor's Parcel Numbers 80G-1287-1-8 <br />and 80-1287-14. Any additional usage or change to the specified site plan review <br />exhibits shall be submitted in writing to the Zoning Enforcement Official for <br />review, who may approve the request or direct the matter to the Board of Zoning <br />Adjustments. <br />
