III. FIRE DEPARTMENT <br />A. The project will need to comply with the applicable Building and Fire Codes. Site <br />and Building plans shall be provided for review and approval by the Fire <br />Department. <br />B. Project as designed meets the fire flow requirement of 1500 g.p.m. for 2 hours. <br />Hydrant #15736 in front of Fire Station 13 on Fargo Avenue, is being used to meet <br />the requirement. <br />C. As designed, the plan meets the fire code requirements relating to access. The <br />driveway is 20-feet wide and with an appropriate turning radius. <br />IV. LANDSCAPING & FENCING <br />A. Landscaping shall comply with the Planting Plan as indicated on Exhibit A. <br />B. All required landscaping shall be installed to the satisfaction of the Community <br />Development Department prior to final inspection. <br />C. Existing chain-link fencing visible from both the Washington Avenue and Fargo <br />Avenue frontages must be removed. A solid wood or tubular steel fence may be <br />proposed for these areas. Prior to issuance of the building permit, the details of <br />the design, height and location of the new fencing shall be provided to the Zoning <br />Enforcement Official for review and approval. <br />V. MAINTENANCE <br />A. The project site shall be well maintained and shall be kept free of litter, debris and <br />weeds at all times. <br />B. All landscaping shall be maintained in a healthy and growing condition at all times. <br />Any damaged or dead plant material shall be promptly replaced with a plant <br />material similar in type and comparable in size to the plant(s) being removed. <br />C. Any graffiti shall be promptly removed from building walls and fences. <br />D. The applicant shall keep the entire site free of litter accumulations, including <br />removal of litter, which collects against fences or buildings or the landscaped areas <br />on both the Washington Avenue and Fargo Avenue frontages. <br />Conditions of Approval May l7, 2006 <br />PLN2006-00017 Page 2 of 6 <br />
