CONDITIONS OF APPROVAL <br />PLN2005-00015 <br />2835 Miller Street <br />Alameda County Assessor's Parcel Number 77B-835-30 <br />Lee Henry, Advanced Tech Collision, (applicant) <br />Fiore Marcheschi (property owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibit A, attached to the Staff Report, dated May <br />19, 2005, except as hereinafter modified. (Exhibit is on file at the City of San <br />Leandro, Community Development Department, 835 East 14th Street, San <br />Leandro, California 94577). <br />Exhibit A -Site Plan and Floor Plan <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />II. PERMITTED USE <br />A. This conditional use permit approval is to allow general vehicle repair, including <br />auto body work, tune-ups, oil changes, tires and brakes for passenger vehicles and <br />use permit for reduced off-street parking to provide 27 off-street parking spaces for <br />the vehicle repair business where 42 parking spaces are required; 2835 Miller <br />Street; Alameda County Assessor's Parcel Number 77B-835-30. <br />B. Any change or additional occupancy that would increase the vehicle parking <br />requirement shall be submitted in writing to the Community Development <br />Director. A change or additional occupancy deemed minor in nature may be <br />approved by the Community Development Director. A change or additional <br />occupancy deemed major shall be referred to the Board of Zoning Adjustments for <br />its consideration as a modification to the existing use permit. <br />C. The interior use of the building shall remain in substantial compliance with the <br />approved plans and exhibits. Any change to project design shall be subject to the <br />review and approval of the Community Development Director who may <br />administratively approve or require review by the Board of Zoning Adjustments as a <br />modification to the Conditional Use Permit. <br />D. The hours of operation shall be restricted to 8:00 a.m. to 5:00 p.m. Monday <br />through Friday; 9:00 a.m. to 3:00 p.m. Saturday; and closed Sunday.
