modification to the hours shall be subject to the review and approval of the <br />Community Development Director. <br />III. PLAN SUBMITTAL FOR PROJECT SITE IMPROVEMENTS <br />A. Within 30 days of the approval date of this conditional use application, the on-site <br />dumpster on the property shall be stored in the designated area inside the building. <br />The designated interior area for the dumpster shall be submitted in the form of <br />plans and specifications to the Community Development Director for review and <br />approval. Said plans and specifications shall include but are not limited to location <br />and dimensions. <br />B, Within 60 days of the approval date of this conditional use application, the details <br />and specifications of a solid masonry wall or combination of a masonry wall and <br />wrought iron (tubular metal) fence along the northerly side property line shall be <br />submitted to the Building Services Division for building permit(s). The wall or <br />combination wall and fence may be a maximum of eight feet in height. At a <br />minimum the wall shall be four feet tall and wrought iron shall be an additional <br />three to four feet tall to bring the total overall height of the combination wall and <br />fence to seven to eight feet. The masonry shall be a decorative material such as <br />slumpstone or split-face. The wrought iron shall match the existing wrought iron <br />fencing on the property. The details and specifications shall be subject to the <br />review and approval of the Community Development Director and the Traffic <br />Engineer. Within 45 days of the building permit issue date, the wall or <br />combination wall and tubular metal fence shall be completed to the satisfaction of <br />the Community Development Director. <br />C. Within 30 days of the approval date of this conditional use application, a final <br />sign program shall be submitted to the Building Services Division for a sign <br />permit. Said sign program shall include individual letters on the exterior of the <br />building. parapet band on the front of the building centered between width of the <br />lease space, and a portion of each side of the freestanding, two-sided pole sign. <br />Details including, but not limited to size, colors, materials and finishes shall be <br />subject to the review and approval of the Community Development Director. The <br />overall sign area for the sign program shall conform with the City's Zoning Code <br />relating to signs, Article 18. The existing unauthorized exterior signs on the <br />property including but not limited to extraneous signs advertising products, <br />services, phone numbers, and temporary banners shall be removed from the <br />exterior of the property. Said unauthorized signs shall not be permitted on the <br />property unless authorized by a temporary sign permit. Said temporary sign <br />permits are limited to two 15 day periods per year. <br />IV. MAINTENANCE <br />A. No automotive repair or servicing work shall be conducted outside the building. <br />There shall be no body or fender work performed outside the building on the <br />property. <br />Agreement to Conditions June 16, 2005 <br />PLN2005-00015 Page 4 of 8 <br />
