G. SANITARY SEWER SYSTEM <br />1. The project is within Oro Loma Sanitary District service area. The proposed sanitary <br />connection to the sewer main is on south side of the property. Prior to the approval <br />of the Final Map, the subdivider shall have improvement plans approved and signed <br />by Oro Loma for the proposed sanitary sewer connection. All required <br />improvements are subject to the review and approval of the City Engineer and shall <br />be constructed as part of the Subdivision improvements. <br />H. UNDERGROUNDING OF OVERHEAD UTILITIES <br />1. Undergrounding of Utilities: All utilities on-site shall be installed as underground <br />facilities including service connections. Appurtenant facilities shall be flush type <br />rather than above grade pedestals. <br />2. Prior to approval of the Final Map, the Subdivider shall provide written evidence <br />form utility companies that satisfactory arrangements, including necessary <br />payments, have been made to ensure undergrounding or removal of existing <br />overhead utility lines along the project frontage on Washington Avenue. <br />I. FEES AND DEPOSITS <br />1. Design review fees, development impact fees, permit fees, inspection fees, and <br />any other fees charged by the City or other reviewing agencies for the review, <br />approval, permitting and inspection of the above listed public improvements shall <br />be paid by the Developer. <br />2. Prior to approval of the final map, Subdivider shall enter into a Subdivision <br />Improvement Agreement and shall post security in the amounts and forms <br />acceptable to the City Engineer. <br />3. Subdivider shall pay Development Fee for Street Improvement (DFSI) of $939 per <br />unit (as of 7/01/04). <br />4. Subdivider shall pay Underground Utility Conversion Fee of $696 per unit (as of <br />1/21/2005) (or may apply to be credited against the undergrounding on <br />Washington Avenue as directed by the City Engineer). Wording in parenthesis <br />is for clarification per the Engineering and Transportation Department. <br />J. MINI PARKS, STREET TREES AND LANDSCAPING <br />The Subdivider shall provide and construct parks in accordance with the standards <br />of Section 7-1-800, et seq., San Leandro Municipal Code and as required by the <br />Park & Recreation Commission. The Subdivider could choose to pay Park <br />Agreement to Conditions June 6, 2005 <br />PLN2004-00101 Page 24 of 29 <br />
