III. ADDITIONAL PLAN SUBMITTALS <br />A. Prior to approval of Final Map, the developer shall submit final landscape and <br />irrigation plans for the review and approval of the Community Development <br />Director. The plans shall include such details as, 1) tree size, species and location; <br />2) shrubs and groundcovers; 3) installation specifications; 4) irrigation details; 5) <br />water conservation techniques; and 6) maintenance programs. To reduce on-site <br />water consumption and reduce the energy required for the pumping and <br />distribution of water, drought-resistant native species shall be used for site <br />landscaping where possible. In addition, the landscape plan shall include tree <br />planting in the rear yards of the northerly residential parcels (Lots 1-15). The <br />locations, species and sizes shall also be subject to the review and approval of the <br />Community Development Director. The species of trees selected for the rear yards <br />shall have a moderate growth rate and medium size at maturity so the trees shall <br />not significantly encroach on to the adjacent property to the north. <br />B. Prior to approval of Final Map, the developer shall submit final plans and details <br />for the perimeter soundwalls and all fencing for the review and approval of the <br />Community Development Director. The plans and details shall show location, <br />height, decorative features, and construction details showing materials and <br />finishes to be used for construction. All necessary permits or approvals shall be <br />obtained to construct said walls, especially in the case of the soundwall to be <br />constructed at the westerly edge of the site. Said permits or approvals, include but <br />are not limited to City Building permit and, if required, approval from the <br />Alameda County Flood Control and Water Conservation District, if the wall or its <br />footing is located on or within the existing storm drain easement. <br />C. Prior to issuance of building permits, design details for the dwellings shall be <br />submitted for review and approval of Community Development Director to ensure <br />the quality of the exterior design. Specifically, the final exterior elevation's details <br />and specifications, which include but is not limited to the use of cultured stone <br />veneer, window shutters, sills, raised trim, corbels, brackets, and garage doors <br />shall be submitted to the Community Development Director for review and <br />approval. <br />D. Final plans for building permits shall include the use of shutter details alongside <br />the windows for the building ends to Units 1, 2 and 5. The shutters shall be <br />similar to the shutters used on the other building exterior elevations. <br />E. Prior to issuance of building permits, a final plan illustrating decorative paved <br />areas such as the entry road and the driveways shall be submitted. The plan shall <br />be expanded to include but is not limited to decorative paving at the intersections, <br />guest parking areas and the parking area adjacent to the proposed park.
