adjacent to the new parking areas and the existing redwood trees that will be <br />retained on the north side of Building A. <br />6. Drip or bubbler irrigation systems are required for trees. <br />7. Sprinkler heads shall have matched precipitation rates within each control <br />valve circuit. <br />8. Serviceable check valves are required where elevation differential may cause <br />low head drainage. <br />9. Sprinkler head spacing shall be designed for sprinkler head-to-head coverage. <br />The system should be designed for minimum runoff and overspray onto non- <br />irrigated areas. <br />10. All irrigation systems shall be equipped with a controller capable of dual or <br />multiple programming; controllers must have multiple-cycle start capacity and <br />a flexible calendar program. <br />11. The screen walls shall not exceed three feet in height when measured at the <br />finished grade of the Haas Avenue sidewalk. <br />C. At least two weeks in advance of requesting final building permits, the applicant <br />shall request an inspection by the Community Development Department of <br />improvements including all buildings, driveways, parking lots, landscaping, <br />irrigation, signs, lighting, walls, fences, and trash enclosures. <br />D. Prior to issuance of grading, paving and building permits for the new parking area <br />along the front of the property, a tree protection plan shall be submitted to the <br />Community Development Director for review and approval. Said plan shall <br />include but is not limited to specify measures in protecting the redwood trees that <br />are to be retained and measures in protecting persons and property from the <br />removal of the specified redwood trees. <br />E. Prior to Certificate of Occupancy approval, the applicant shall install all <br />architectural structures along the frontage of the property and landscaping <br />consistent with the approved landscape plans to the satisfaction of the Community <br />Development Director. <br />F, Any existing tree, shrub, and/or groundcover on the subject property that is <br />damaged or destroyed by construction activities shall be replaced with a like or <br />comparable species prior to Certificate of Approval. <br />G. Landscaped areas shall be watered, weeded, pruned, fertilized, sprayed, and/or <br />otherwise maintained as necessary. Plant materials shall be replaced as needed to <br />maintain the landscaping in accordance with the approved plans. <br />Recommended Conditions of Approval (Revised) December 13, 2007 <br />PLN200Cr00059 Page 4 of 14 <br />
