lighting. Said items listed in this condition shall comply with the Physical <br />Elements Report for Woodside Apartments, by Building Analytics, dated April <br />24, 2006. <br />2. A final report by aCalifornia-licensed structural termite and pest control <br />specialist certifying whether or not all attached or detached structures are free of <br />infestation and structural damage caused by pests and dry rot. The report shall <br />describe what procedures would be necessary to eliminate infestation or <br />damage, if present. Such report shall be updated within six (6) months before <br />conversion, and any infestation shall be remedied prior to sale. <br />3. A final existing soils report shall be submitted for review with a statement <br />regarding any known evidence of soils problems relating to the structures. A <br />Soils Investigation Report with conclusions and recommendations was <br />conducted by Terrasearch, Inc., dated December 3, 1985. <br />4. A final report by aCalifornia-licensed roofing contractor verifying the condition <br />of the roofs of all structures and an estimate of the remaining physical life of the <br />roofs and the cost of replacement. A statement that new roof material will be <br />applied may take the place of such report. Such statement shall include the type, <br />grade, and color of the proposed roofing material. The roof improvements shall <br />comply with the Inspection Report for Woodside Apartments by Rideout <br />Roofing Company, dated March 29, 2006. <br />5. The required separation of utilities (i.e., electrical, plumbing, et cetera.). <br />6. The required fire wall and sound separation between the residential units shall <br />comply with the San Leandro Municipal Code (S.L.M.C.) when the buildings <br />on site were constructed, to the satisfaction of the Chief Building Official. <br />7. The acoustical engineer for the project shall review the building permit plans for <br />the apartments and develop specific Sound Transmission Class (STC) rating <br />requirements to ensure interior noise levels are held at or below an Ldn of 45 <br />dB. The Chief Building Official shall verify selection of residential windows <br />with STC ratings and ensure sound-rated wall construction complies with <br />residential interior noise limits. These requirements shall be approved prior to <br />the issuance of building permits. A Sound and Impact Insulation Test with <br />results and conclusions for Woodside Apartments was conducted by Illingworth <br />&Rodkin, Inc., dated May 1, 2006. <br />C. The following measures shall be implemented during construction activities for <br />the conversion of the apartment units: <br />1. Gather all construction debris on a regular basis and place them in a <br />dumpster or other container that is emptied or removed on a weekly basis. <br />When appropriate use tarpaulins on the ground to collect fallen debris or <br />splatters that could contribute to storm water pollution. <br />Recommended Conditions of Approval (Revised) December 13, 2007 <br />PLN2006-00059 Page 9 of 14 <br />
