U. Applicant shall place all" utilities to the site underground. Electrical, television, <br />phone, and any other overhead utility shall be relocated underground from the <br />service point (joint pole) to the buildings. <br />V. FIRE DEPARTMENT REQUIREMENTS <br />A. Prior to Certificate of Occupancy, the project shall comply with the applicable <br />Building and Fire Codes. Site and Building plans shall be provided for review and <br />approval by the Fire Department. <br />B. The condominium project shall have the CC&Rs to include the maintenance and <br />no parking on any fire access roads provided in the complex. Tn addition the <br />CC&Rs shall specify that the sprinkler systems, fire alarm systems, and fire <br />extinguishers and fire department access easements are to be the responsibility of <br />the Homeowners Association. <br />C. Prior to Certificate of Occupancy, a Knox pad locks should be used to provide <br />emergency access at the gates securing the common deck area at the rear of the <br />property. <br />VI. CONSTRUCTION PROVISIONS <br />A. Construction activity on private property shall not commence prior to 8:00 a.m. <br />and shall cease by 5:00 p.m. Monday through Friday, and no construction activity <br />is permitted on Saturday and Sunday. No such construction is permitted on <br />Federal holidays. As provided in the City of San Leandro's Noise Ordinance <br />(ORDINANCE NO. 2003 - 005), "construction" shall mean any site preparation, <br />assembly, erection, substantial repair, alteration, demolition or similar action, for <br />or on any private property, public or private right-of--way, streets, structures, <br />utilities, facilities, or other similar property. Construction activities carried on in <br />violation of this Article may be enforced as provided in Section 4-11-1130, and <br />may also be enforced by issuance of a stop work order and/or revocation of any or <br />all permits issued for such construction activity. <br />B. Construction activity shall not create dust, noise, or safety hazards for adjacent <br />properties. Dirt and mud shall not be tracked onto Haas Avenue or East 14th Street <br />from the project site. <br />C. Prior to approval of Certificate of Occupancy, final physical conditions reports <br />and final detailed plans for the building permit shall be submitted to the Chief <br />Building Official for review and approval. Said reports and plans shall include but <br />are not limited to the details and specifications on the following: <br />1. The foundations, electricity, plumbing, utilities, walls, ceilings, windows, <br />frames, recreational facilities, sound transmissions of each building, mechanical <br />equipment, parking facilities, fire protection, drainage facilities, and parking <br />conditions and potential problems.
