promptly after demand plus interest as provided in paragraph <br />16.11 from the date of completion of such work. Landlord shall <br />have no liability to Tenant for any damage, inconvenience or <br />interference with the use of the premises by Tenant as a result <br />of performing any such work. <br />7.4 Condition of Premises on Termination or Expiration of Lease <br />At the expiration or termination of this lease, all <br />improvements constructed on the premises by Tenant shall vest in <br />Landlord, and Tenant shall deliver the leased premises together <br />with said improvements to Landlord in good condition and repair, <br />reasonable wear and tear excepted, without compensation to <br />,Tenant, any subtenant or third party, free and clear of all <br />claims to or against them by Tenant, any subtenant or third <br />party, and Tenant shall defend and hold Landlord harmless from <br />all liability arising from such claims or from the exercise by <br />Landlord of its rights under this paragraph. In the event the <br />leased premises or any of said improvements are not delivered to <br />Landlord in good condition and repair, reasonable wear and tear <br />excepted, Landlord sY~all make the necessary maintefiance and <br />repairs and Tenant shall be liable to and shall reimburse <br />Landlord for any such expenditures made, plus interest as <br />provided in paragraph 16.11 from the date of completion of work. <br />Landlord may elect within 30 days before the expiration of the <br />term, or within 30 days after the termination of the term, to <br />require Tenant to remove any improvements which Tenant has <br />constructed on the premises.
