by Landlord in its election., within 30~days after the end of the <br />term, or within 30 days after notice of election is given, <br />whichever is later. <br />ARTICLE 8. INSIIRANCE <br />8.1 Exemption of Landlord from Liability <br />This lease is made upon the express condition that <br />Landlord is to be free from all liability and claims for damages <br />by reason of any injury to any person or persons, including <br />Tenant, or property of any kind whatsoever and to whomsoever <br />belonging, including Tenant, from any cause or causes resulting <br />from the operation or use of the premises by Tenant, its agents, <br />customers.or buiness invitees. Tenant hereby covenants and. <br />agrees to indemnify and save harmless Landlord from all <br />_ liability, loss, cost and obligation on account of any such <br />injuries or losses. <br />8.2 Liability Insurance <br />' Tenant shall at its own cost and expense procure and <br />keep in force during the term of this Lease bodily injury <br />liability and property damage liability insurance adequate to <br />protect Landlord, it officers, agents and employees, against any <br />liability to the public resulting from injury or death of any <br />person or damage to property in connection with the area, <br />operation or condition of the premises, including any and all <br />liability of Landlord for damage to vehicles parked- on the leased <br />premises. Such insurance shall be in an amount of not less than <br />$1,040,000 combined single limit for bodily injury and property <br />damages.
