Lei, Assistant Engineer <br />FROM: Kelly Hamer, Planner I ~' <br />SUBJECT: City Planner's Report on Parcel Map Number 9527 and Condominium Plans for <br />2601-2603-2605 Walnut Drive; Phat Vo & Anh Nguyen (property owner); <br />Tranvu LLC (Surveyor). <br />INTRODUCTION <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 9527 and Condominium Plans for 2601-2603-2605 Walnut <br />Drive. <br />BACKGROUND <br />The subject property has a total area of 17,800 square feet and is developed with aone-story single- <br />family home and detached one-car garage toward the front of the property, and atwo-story two- <br />family dwelling in the rear. In the RO District, an additional two-family home maybe built on a lot <br />in excess of 14,000 square feet in area (Zoning Code Section 2-554 A.). The single-family home at <br />the front of the property, referenced as "2601 Walnut one-story wood flame" consists of three <br />bedrooms, two bathrooms, a kitchen, living room, dining room and family room, and also has a <br />detached one-car garage, noted as "2601 Walnut Garage". The two-family dwelling at the rear of <br />the property is referenced as "2603 Walnut 2-story wood frame" and "2605 Walnut 2-story wood <br />frame". Each of these units has three bedrooms, two- and one-half bathrooms, anoffice/retreat area, <br />a kitchen, dining and living room, and an attached two-car garage. <br />On November 2, 2006, the property owners received a conditional use permit (PLN2006-00064) <br />to convert the existing single family-home and two-family into a condominium for sale as three <br />individual units. <br />DETAILS OF PROPOSAL <br />Parcel Map 9527 is a single lot subdivision. As shown on the accompanying Condominium Plan <br />the single lot will contain three units, which maybe sold as individual units. <br />
