event constitute a waiver of Tenant's fault with respect to <br />such overdue amount, nor prevent Landlord from exercising any of <br />the other rights and remedies granted hereunder. <br />13.4 Landlord's Right to Cure Tenant's Default <br />At any time after Tenant is in default or material <br />breach of this lease, Landlord may cure such default or breach at <br />Tenant's cost. If Landlord at any time, by reason of such <br />default or breach, pays any sum or does any act that requires the <br />payment of any sum, the sum paid by Landlord shall be due <br />immediately from Tenant to Landlord at the time the sum is paid, <br />' and if paid at a later date shall bear interest as provided in <br />paragraph 16.11 from the date the sum is paid by Landlord until <br />Landlord is reimbursedby Tenant. The sum, together with interest <br />on it, shall be additional rent. <br />ARTICLE 14. ASSIGNMENTS ,• SUBLEASES AND ENCUMBRANCES <br />14.1 Voluntary Assignments and Subleases <br />Tenant shall not voluntarily assign or transfer its <br />interest in this Lease or in the premises, or sublease or grant <br />an irrevocable license to use all of any part of the premises, or <br />allow any other person or entity (except Tenant's authorized <br />representatives) to occupy or use all or any part of the <br />premises, without first obtaining Landlord's written consent and <br />the concurrence of the Federal Highway Administration. <br />Tenant's failure to obtain Landlord's required written <br />approval of any .assignment, ransfer.,.sublease or irrevocable <br />license shall render such assignment, transfer., sublease, or <br /> <br />-21- <br />
