I . The frontage improvements would be an important feature to be considered as part of the <br />project since the landscaped setback would be reduced and vehicle parking would be <br />brought closer to Haas Avenue. <br />2. The mature redwood trees on the property should not be impacted (result in removal) by <br />any of the proposed site work. The large redwood trees appeaz healthy, attractive and <br />soften the appearance of the four-story structures from the Haas Avenue neighborhood. <br />3. The project appeared to have limited usable outdoor space as it currently exists: <br />4. Since laundry facilities could not be placed in each unit the Committee felt that the <br />required minimum ratio of one washer and dryer per unit should be satisfied. It was <br />recommended that perhaps an apartment unit could be converted to supplement the <br />current facilities and satisfy the requirement to have a total of 20 washer sand 20 dryers to <br />serve the complex. <br />Applicant's Meeting with Neighborhood and Residents <br />On the evening of Tuesday, November 28, 2006, the. applicant conducted a meeting with <br />neighbors and the residents. It was attended by approximately 40-45 persons. It was an <br />informational meeting where the following is a summary of what was shazed and what was <br />replied to the meeting attendants' questions: <br />1. The complex comprised of 96 units ranging from one-bedroom and one-bathroom (530 <br />squaze feet) to two-bedroom and two-bathroom units (896 squaze feet). <br />2. The units would be refurbished with new paint, new flooring, carpets, cabinets, counters, <br />dual pane windows, and appliances. There would be upgrade packages offered, with the <br />cost borne by the new owners. <br />3. The laundry facilities and elevators would also be refurbished. Some washers and dryers <br />would be added. The proposal did not include a spa or workout room. <br />4. The projected offering prices of the units were $247,000-$287, 000 for the one-bedroom <br />units to $356,000-$388,000 for the two-bedroom units. Discounts and financing packages <br />would be available for the residents. <br />5. There is a relocation plan and moving assistance for persons that choose not to purchase a <br />unit. The moving assistance would come in the form of reimbursement for the moving <br />fees within 30 days of moving. <br />a <br />6. A Condominium Owners Association would be created and governed by Conditions, <br />Covenants and Restrictions (CC&Rs) and Bylaws.
