residents who purchase a market price unit up to a $4,000 discount, depending on <br />longevity of tenant occupancy if they purchase the unit they are renting or another unit in <br />the project. <br />b. Tenants will be given notices to vacate in accordance with Section 5-2414 (e) of the <br />City of San Leandro Zoning Code. This provides that tenants will not have less than one <br />hundred eighty (180) days after the date of the tentative map approval by the City or the <br />expiration of the tenants lease. <br />c. Tenants will be permitted to terminate leases or tenancy with one- (1) month's written <br />notice at any time after the conversion application is submitted to the City of San <br />Leandro. <br />7. Tenants rent will not be incre-aced within two (2) months prior to the tentative map <br />application, and will not be increased for two (2) years from the time of the filing of the <br />project application or until relocation takes place. <br />8. All non-purchasing tenants sixty-two (62) years old or older and all non-purchasing,. <br />medically proven, permanently disabled tenants shall receive a lifetime lease. Rents for <br />such tenants shall not be increased for two (2) years after the filing of the project <br />application. <br />The following non-purchasing tenants shall receive a minimum of twelve (12) months' <br />relocation time, measured from the tentative map approval, to find replacement housing: <br />a. Tenants with low or moderate incomes <br />b. Tenants with minor children in school <br />9. The subdividcr shall provide moving expenses equal to three (3) times the monthly rent <br />to any tenant, in compliance with all the terms of the subject lease and/or financing, who <br />relocates from the building to be converted after City approval of the use permit and <br />tentative map authorizing conversion of the units. When the tenant has givers notice of <br />his intent to move prior to City approval of the use permit, eligibility to receive moving <br />expenses shall be forfeited. . <br />', 10. Pricing cannot be determined at this time, however it is anticipated that market rate studio <br />unit and one bedroom unit will start in the mid to high $200,000's. It is anticipated that <br />mazket rate two bedroom units will start in the mid to high $300,000's. <br />For persons qualifying for the lower or moderate units the pricing. has yet to be <br />determined. The purchase discount of up to $4,000 referenced in item #6a above shad <br />not apply to these units. <br />
