CONDITIONS OF APPROVAL <br />PLN2005-00127 <br />15018 Hesperian Boulevard <br />Michael Mansouria (Applicant) <br />Mahesh Agrawal (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibit A and B dated <br />January 26, 2006, except as hereinafter modified. (Exhibits are on file at the City of <br />San Leandro Development Services Department, 835 East 14th Street, San Leandro, <br />California). <br />Exhibit A -Site Plan <br />Exhibit B -Floor Plan & Elevations <br />B. The applicant and/or property owner shall be responsible for assuring that <br />any successor in interest who assumes responsibility for the zoning approval <br />is informed of its terms and conditions. <br />IL USE RESTRICTIONS <br />A. This modification to PD-98-1 permits an attended hand car wash business, <br />including a new approximately 1,600 square foot building at the rear of the <br />property; two designated car wash entry/vacuum lanes for up to five cars each; and <br />a designated drying area for up to four cars, to operate in conjunction with an <br />existing convenience mart and service station, at 15018 Hesperian Boulevard; <br />Alameda County Assessor's Parcel Number 77D-1496-4-4. <br />B. The conditions of approval originally approved for PD-98-1 remain in full effect <br />and are not supplanted by conditions of approval for this modification. <br />C. The hours and days of operation shall be 8 a.m. to 7 p.m., 7 days a week, and are <br />within the hours and days of operation for the convenience store and gas station <br />approved by PD-98-1, which is 6 a.m. to 10 p.m., 7 days a week. <br />D. Prior to issuance of a building permit for construction of the new building at the <br />rear of the property, the vehicle rental business approved by modification to PD-98- <br />1 in February 2005, shall cease operations. All rental vehicles shall be removed <br />from the property and the business owner shall submit written notification that the <br />business has closed. <br />E. There shall be no outdoor storage of equipment or materials ancillary to the car wash <br />business. <br />F.
